A small example of this was the very first rental I got was already in decent shape, but I really went through and updated it as well as added a permitted bed/bath combo in some existing unused open space (if you can't do the work yourself or don't have a trustworthy contractor, it makes a lot less fiscal sense).

Just a list of things a seller may ask to confirm the credit history and trustworthiness of a buyer is all I need to know. 

I would prefer virtual wholesaling in SC first but feel as if I'm held back from "hitting the ground running" in SC because I am physically not there as often, which forces me to search for a trustworthy and reliable team in the area.
