@Silas Melson If you’re aiming for true passive income, turnkey properties might not be the best route.

On the positive, he's knowledgeable and you can get a few things out of this.On the negative, you'll hear some information that is simply not true.  

It’s true that you should be more diligent with vetting tenants - cash flow is great, but a destructive tenant can burn through it pretty easily and put you in the red.

That wasn't true (and I had our exchange in writing) so thankfully that sorted itself out.

I will not personally rent anything that does not have a hot tub and a view, and is a true cabin. 

This is particularly true in California.I recommend finding a good attorney with a LOT of experience helping landlords with evictions.

Hi @Hassan Oukacha - Being from Texas you would need to either get your real estate license or use an online service like Inestway.com or Propelio.com - both are brokerage websites that offer true MLS sold comps for you.Full disclosure I am the co-founder of Propelio.com, but there are other sources like investway that I mentioned.

That's not going to help you, even if it's true.
