I own a small real estate business (note: I treat it like a business and not an investment) in Toledo and (gasp) Maumee. 

Sometimes it is just a pop-by a month or two after they move in to see how they have treated the place so far.

Treat them like any other tenant.

When I was starting out I would have loved to have someone like me treat me to a lunch to discuss RE.  

They are more likely to help you and teach you if you treat them like a normal human being and not follow them round like a sheep just cos they got a lotta money.

Treat your clients/customers right; they'll become your biggest advocates.

Don't treat people in ways that you know would annoy you.

Would you treat a rental nice if you had it paid for by the government? 

I have been working in the healthcare industry for over a decade now and I am a firm believer in customer service and treating people how I would want to be treated. 

In that case, the single member LLC is not a tax election but instead a legal entity, and the IRS treats single member LLCs as pass through entities, so the info would go on Schedule C of your 1040 tax return.
