I consider my sales FSBO as the agency I used only got the house on the MLS, however I believe my stats would fall under "agent listed".An FSBO sticking a hard sign out (mine was a professional looking sign on a sign post, not a small FSBO one) listed simply on CL and Zillow won't get the exposure and traction that an MLS listed house would.

Though NJ is tenant friendly, they don't tolerate nonpayment, so "professional tenants" have a hard time getting traction if you file eviction promptly.

These tend to be around my markets...both of which are relatively small, so they don't always have a ton of traction.

A huge part of the problem is that the water company (MO American Water) is not communicating with their own contracting company that they use to install a reading device on the meter.
