To help guesstimate numbers I would be interested to know square footage, number of bed/baths, how much remodeling is needed, info about the outdoor space, and where the property is located.

The remodels is estimated to complete in 8 months.

So I’m in a bit of a bind, I have a duplex I’m house hacking we remodeled entire thing, new hvac, electric panels, electric main, updated plumbing, water heaters, furnace, install central air, roof.

I completely remodel my properties when I buy them, even section 8 properties.

This is my third investment property that I remodeled and now I want to keep for monthly cashflow. 

It was the only way to get it remodeled without having the place broken into.

However, since the new year, as we have started to receive client work, it has mostly been small remodel jobs.

In either case, you can't work on the property as it must be a passive investment (e.g. you must hire someone to fix the toilet and can't pay the expense with non-retirement funds).7.
