I would wait for the mold test, and if the mold company is legit they will say the house is livable, if they are snakes and most are in the mold business the house is going to be covered in mold.The tenants sound like they are on a mission, and when they get like that is best to cut ties and move on to the next.

I think is more to avoid paying a pet deposit/rent and circumvent a pet policy that might disqualify dangerous breeds, exotic animals (heard of birds, snakes, pigs claimed as ESA) and/or paying a liability insurance (e.g. dog bite).

So, if I reviewed 10 deals from a wholesaler that are allegedly "great rentals," and I calculated that 9 of them would barely produce 5% COCR, I would stop looking at any more emails from that wholesaler and add them to my mental "snake oil seller" list!
