The ways around that are to build a business around supporting their voucher and inspection program and spending no small amount of effort ensuring they are smoothly servicing your rentals. 

Look for safe accounts that pay good interest or dividends to grow your security.

If you don't have any connections here, find people that are investors here and reach out to them for a referral (whether on here or FB).

.: If you are exempt, it means you can do whatever you want.

You are in a great place to learn based on the successes and failures that many have had.  

I think its rare you can take a model you're doing in this are or product and just move it somewhere else or on to some other product.To me, If you have a niche that works and you're good at it and the numbers are strong,  I believe you should put everything you have into that business model and grow it and grow it fast while the getting is good. 

Now have a portfolio of 6 properties with some that are owned others just managed but turn key operation for sure.
