It is understandable and much more worth of forgiving then the wholesaler who lied to them about the values, rent, etc. for a quick payday.I don't all wholesalers, I'm just saying there are good reasons to ban them and we shouldn't expect the public to differentiate them from us when we haven't eradicated these terrible practices.

Sure, people do it all the time. and getting a HELOC on primary home is not terribly hard as long as you have enough equity.

So strategy that is fantastic to one investor will be terrible to another and vice versa.As a conservative investor, I purchased my single-family rentals based only on the income/cash flow, because that is much more predictable.
