Elisabeth, The military move out provision is not really for the tenant's benefit whatsoever as they already have that right legally regardless of what you say, so it is really just if you get orders to move back you can kick them out no harm no foul. 

With all this said, I am assuming its a single family residence without a tenant in need of no repairs or make ready costs whatsoever. 

So here in lies my issue, I don't have any experience what soever with 'commercial' property and am looking for an experience investor (particularly someone who has experience with buying hotels) that can partner with me on this deal or at least guide me through the process.

That's assuming no repairs need to be done to the property whatsoever.

There are plenty of suburbs in SE Michigan you can cut your teeth on.

It took me three months, and I had to pull teeth to get much of information, but it hits all the important areas such as all the hidden fees, investor protections (or lack thereof), gotchas in the legal structures, etc.

I have absolutely no affiliation with B2R finance whatsoever and haven't heard of them since this post but when you come on a public forum (one that appears at the top of a lot of real estate related google searches) and are skeptical of a lender with no direct or indirect experience with them it is just not right to do in my opinion to just throw things out there with no basis.When the gentleman from B2R finance responded to your post you responded with a response not addressing the B2R rep and gave some vague skepticism of out of state lenders and their interest rates compared to your local lender.Not sure what your angle is here, but if you could clarify what your issue with B2R is we would all like to hear it.  

Thus is not the deal to cut your teeth on and it is unlikely that the bank will agree to a short sale with a deployed veteran owner due to protections for Active Duty accorded through the Soldier and Sailors Relief Act.

He also made mention of jerry rigging the oven gas line(which we also expressed concern over)...If all you're doing is cleaning gutters and power washing, why does interior electrical and gas issues have anything to do with your crew whatsoever?
