We rent single family homes, so we have a conversation about yard maintenance, snow removal etc - have you don't this before, do you have the tools etcI also bring up house cleaning questions, by telling them we had a tenant who did not own a vacuum cleaner, did not know how to run a dishwasher, had a mess in the basement etc - and then see how they respond.That is a non-offensive way to talk about house cleaning and you'd be surprised how different the responses are.

@Josh Terranova screen S8 tenants like any other tenant, but ALSO do a surprise visit to their current home as how it looks is how yours will look after they move in.

But the smaller cabins are doing surprisingly well on rents and, given sales are based on rents, not surprisingly they are selling for good prices too.But new construction out here has come to a standstill. 

It's surprising how often investors overlook this critical step.

Those are keeping some folks afloat still.Not sure how much longer they can kick that can down the road, but I continue to be surprised lol.
