@Aaron McCurdy Hey, pay off your mortgage if you want, it's no skin off my back :-)  My point is that you'd want that deduction precisely because you're not "most people".  

Anything alligator skin looking will have to be replaced but just black wood you can Kilz it to alleviate the smell.  

OOS investor is convinced that selling a portion of the property to his PM will add skin to the game for the PM to stabilize property more rapidly.

They usually want you to have skin in the game, so probably 20% down again, but at least with flipping you'll get the money back, plus your profits, within 3-4 months (If everything works out of course). 

Small landlords in particular fear tenant turn over more than the irritation of having a tenant that controls when they pay their rent.

Tenants say they don't mind but in all reality I would expect them to get a little irritable in some way with their unit under construction.Not sure which route to take here.
