@Emory Clayton what other potential renters do you have and what size is the house. 

I am in the middle of closing on a mid-sized apartment deal in Mcallen, Texas.

Is it possible for this size of project?

They will probably have different lot sizes.  

I have downloaded all of the other forms mentioned in the book Managing Rental Properties but can't locate the flow chart poster for the tenant screening process.

There are a lot of details that would be good to know such as size of multi, age, number of units, etc.

I've only done 6 new construction builds ( ADU's ) ranging from 500-1200 but all seperate properties.There are also two other 0.48 acre lots (that were never merged together) adjacent to the current large lot of 3-ish acres to make this a total of 8- 0.48 acre lots when/if these do get reverted to their original size. 

I had a few people interested only after I dropped the price down to $2100/month for a 4 Bed/3.5 Bath, utilities included, and I was the cheapest house in the area for that size on FF (we also allow dogs, which many don't).  

But then again, I’m not experienced in it, so I do need expert advise on what garage size and door size with height to pick.
