Why wouldn't you ask them to sit you down and give you the "download" on everything you should know to do this? 

The Ohio LLC has a Wyoming LLC above it and its just sitting around... does anyone know if the LLC needs to be in the state the retreat is in or that I live in (Hawaii)?

There's a lot of would-be investors in the Bay Area sitting on a ton of equity, but they have killer 3.5% interest rates from 2012 that they don't want to let go of.

Problem with many of them I see this far north is November thru March they kinda sit or you have to discount the daily rate so much that you only might break even.

Give them the courtesy of a sit-down. 

For the most part its just health and safety items, which are items we should have remedied anyways.As someone else mentioned, biggest thing to avoid is having the house tagged as vacant which the city will do if it sits empty for too long (handful of months, grass not cut, etc).
