Don't rush it, but it's great that you are focused on doing it. 

So you'll be putting out quite a bit of money to do that, and when you sell, you'll most likely have to convert it back.   

Do you think $1300-1400/month per unit (3Bed 1 Bath, 970 sq ft) seems realistic if fully remodeled?

It started small, just helping to draft LOI's, running down property leads, making calls, but the important thing was just getting in and DOING it.
