. -- and they find deals that could be good for all of them - and everyone is helping each otherI think BiggerPockets will be a potentially pretty reliable place - I know that there's different roles, "finders", "buyers", "sellers".... maybe I can just find deals, and connect people together, and get some kind of small finder's fee for it, or something.... ok so that first 10-20k is important to just be able to provide - when getting into this....

I was looking to see if anyone had any other creative ways to connect with lenders for these kinds of loans. 

But if you are looking for the most passive way for investing in real estate, you would want to consider a REIT, TIC, or some kind of syndication.

Even if city looses, they'll probably make things difficult on operators with all kinds of rules and regs like many other cities. 

In many cases, the contractors who agree to that kind of thing are either inexperienced, desperate or scammers. 

What kind of resources do you recommend for finding a good first choice? 

There is a kind of "board" which is assorted family members who meet bi-annually to review, vote, decide on any items they need to.
