I have been working with investors in my area and partnering on deals for the last 4ish years.

Some have done owner financing with an agreement to pay all interest and equity splits when the home sells others have done it where they do a quitclaim adding their name onto title with the seller so once rehab is done the seller can't try and cut you out of the deal. 

However, if you learn the different options available and then figure out what they really want, you can often negotiate a killer deal.

Lastly, the price point is still very cheap here in the sense that you can still find investment deals that hit the 1% rule for 120-180k!

The deeper your market knowledge, the stronger your relationships with agents, contractors, and lenders, and the better your deals will get over time.

Without more info this sounds like a less than optimal deal.

The reason I ask is because most deals I see on Crexi or Loopnet or anywhere else create negative cash flow under 7 or even 10 year terms with 7% - 8% interest rate.

I currently own 10 doors, and always looking for more, when the deal makes sense.  

Are you referring to small multifamily deals or commercial properties with five or more units?

These are great for experienced flippers who can handle the tight timelines and costs.Private investing usually involves individuals funding your deal, like friends, family, or networking connections.
