I used Safeguard to set mine up. 

Basically she will be compensating you for allowing her to offer for sale a clean staged property with you cleaning and your furniture staging, your presence is safeguarding the property from the occasional mischief that can befall a vacant for sale property, and your rent and flexibility allow her to continue to pay her mortgage while waiting for the house to sell and not have a lease in place while selling.

I’ve heard from a few people that it is inevitable.I’m sure you all have seen the dramatic rise in property values.It almost seems unsustainable.What would be the signs of the beginning of a crash and how are people putting in safeguards to protect their flips so as not to get stuck in the middle of a big rehab?

Some builders risk policies require certain protective safeguards to be in place during construction as a condition of the insurance (i.e. lighting, fences, security, etc.)

The software allows you to monitor every time the door is used and to "lock out" the door if the property is vacant for extended periods of time.The higher end locks offer some tampering safeguards and can be integrated into alarm systems.Hope this helps.

I understand the premise of taking equity  rather than issuing debt, but doing so without adequate controls/safeguards is absolutely crazy to me. 

I know borrowing from a parent could be a very easy with loose terms or safeguards for either party.

The biggest risk I would like to safeguard against (as much as possible anyway) is tenant eviction etc. as I have a full time job and real estate is just a hobby/supplemental pursuit.
