It’s all about securing the right agreements and understanding the rules. 

It seems like the tenant is being respectful, following the rules, and is not being a problem so I think that is what you would tell any other tenants who ask, as long as you have seen the card.

With this one I would a paragraph that states " in case of any unforeseen circumstances due to the plumbing, we ask that you not flush wipes or pour grease down the drains "  that way you have stated that in the rules part of the listing.  

If a property is for sale but currently has tenants in it, but the buyer is buying for their primary residence, do eviction laws still apply? 

Screening and placing a tenant, they know local rules, they have eyes that can see the property and know what is going on there.

Yes this is probably the best strategy for brand new people, but they need to study well and apply (like anything). 

In most states, Airbnb rules are city and county specific.

However, even in an equal exchange, recapture tax might apply.

@Joy Daniels I have one of my STRs in that market on Anna Maria and each “city” on that 7 mile island has different STR rules.

When you have studied your market properly you should be able to provide the answer of if single family or residential multifamily is better for cash flow. 1% rule was for a time when almost all deals were decent as a way to rule out the lessor deals and concentrate on the best deals.
