I plan to buy a new property in May by putting 5% down and renting out my current home.

That said, I am looking for feedback on average rent prices I can get in that area.

Rates will continue to increase as more major disasters happen.

Typically on market (retail) SFH rent is at ~0.5% rent to purchase price ratio. 

In CA currently only MF properties are rent controlled.

In your opion #2, would that require you to rent a home in Seattle?

I am leaning toward removal because the floor is run down, the risk of increased pests or feral cats, and there is already a storage closet off the patio.

It’s waaaaay easier for a company to fail or be unable to pay rent than you think.  

I'm not doing Rent to Own and selling mobile home with no interest - a portion of rent is applied to purchase price.
