My first big leap was using a VA loan to pick up a foreclosure property – no money down, which was a game-changer for me! 

Also, we are one of the few (owners) who pick up the phone, especially after hours and weekends.Google search and ads are our main pull.

But nowhere near what we could have had they been finished a year ago (200k or more each).We have one right now in Gatlinburg that we picked up from someone that got the foundation in and that was it and had to sell fast because of a divorce. 

So if I had to pick just 1 thing as "the" biggest thing in Commercial space to monitor for determining biggest impactors to market prices for MFH, without doubt it's COST OF CAPITAL. 

If not, you are going to get pitched and sold and DM'd before you even know what's going on.Bay Area investors invest all over the US, but you don't want to just pick a random market because someone in an internet forum told you to.

If it's during office hours, they can pick up a spare key for no charge.

this will yield a bunch of random markets all over the countrywhy not pick a market where you have some kind of advantage and focus all your energy on that? 

Looking to venture into my first PadSplit, would like to pick your brain! 

We currently have one investment property in that area and will likely pick up another in the near future.
