If a seller does have to disclose emotional defects, which ones and how much detail they need to go into again varies among locations.In Massachusetts, for example, the possibility of a property being “psychologically impacted” isn’t considered a “material fact required to be disclosed” to potential buyers.

Unless he has a somewhat unique psychological profile, the buyer who pursues houses not on MLS is either an investor looking for a fixer he can purchase cheaply or looking for a property he can buy subject to the mortgage while putting in low or no down payment, or someone who thinks he will be able to cut the price by the amount of the commission the seller is saving.
