Rich Rich,I'll assume you mean at the sheriff sale, and not REO or private sales (as those are not on-topic).Every month there will be a handful that are good deals that actually come to auction (not postponed or delayed), UNTIL the bidding frenzy kicks in and the prices go bananas.

Ocwen does not postpone foreclosure as a policy, however, if the investor (noteholder) so chooses, they can reverse the foreclosure.For instance, I have one where Freddie mac is the investor and although Ocwen did foreclose, Freddie is still reviewing our offer.The problem with this scenario, for us as investors, it is unlikely we would get to this point unless our NET to Ocwen was significantly higher than assumed NET as an REO.I have had success with Ocwen before, but they do take at least 90 days to review the SS, so I would only attempt Pre-lis pendens stuff or if your in a redemption state.

Looking up some current info, I see a good portion of their sale dates are being postponed, sometimes by one month and often times by two to three weeks.

We have found that it is harder in last 6 months to get the home run deals (lenders asking for more, second lien holders not just settling for a few thousand...SPO language limiting flips..lending environment) but that lenders are also just as willing to postpone foreclosures.

I only ask because this house has a sheriff's sale schedule for Nov 13 and WF said they need things faxed to them 10 days prior to that date in order to postpone the sale.
