We have a development coming up for approval with the county adding over 100 units bordering our small town and you can bet everyone that lives in our town is upset about it. in the end though, the planning commissions in our area tend to follow the letter of the law so to speak, so if there is nothing in ordinance barring it, they will approve, generally.

I doubt we will buy off the MLS but I am trying to find a good way to visualize MLS data so that I can plan our next purchase and get a "steal" that I will have instant equity or rehab for equity with the goal of getting a decent HELOC going.Because real estate values are so location based, it is hard for me to process the data on a spreadsheet, because I'm constantly trying to project it onto a map in mind.To know if what I'm looking at is a deal, I would like to be able to see $/sq.ft. data visualized on a map with either current listings or preferably sold properties. 

I wouldn’t purchase anything out of state without first getting a thorough inspection, establishing a trusted team on the ground, and having a solid exit strategy in case things don’t go as planned.

How soon do you plan on moving to TX?

Keep that in mind if you plan to scale and buy more properties. 

Dennis' dad and I actually tripped over something similar back in Chandler.. we learned to tap into city planning websites and even call the permit offices directly to get a real sense of their backlogs.

Most bookkeepers won’t work in it if you plan to outsource it in the future.
