Living room or someplace highly visible where a drywall patch, multiple coats of tape/mudd/texture, and paint will be needed: I’d start asking why they can’t just cut the back out of the sink cabinet to do their work because what might be easier for the plumber may take multiple days and trips from a drywaller and painter.

Walk through with a GC or jack of all trades handyman and ask: how much for a full repaint, how much for a new roof, how much for drywall patching, water heater, etc.I reserve for my capex and repairs separately, because they handle different items.

I've done painting, cleaning, learned that I'm a ****** plumber and I needed to hire help for that, patched drywall, hired help to do my floors and learned that I can TOTALLY do that myself, hired pros to get septic work, well work, and driveway work done.

Usually something happens to the HVAC at the changing of the seasons, then you have to use one of the warranty company's approved vendors and wait for them to actually be able to schedule with your tenant, then they come out and diagnose and it's another two weeks before they come back to really fix it and they end up doing a bad patch job and have to come back out 2 months later, etc.Also keep in mind the limitations of a warranty.

While it may have been a little more expensive to refinish and patch in red oak flooring instead of tearing it out - it made a huge difference in the feel of this home.

Full paint and flooring (including removing some wall paper and glued down laminate flooring), patched holes in walls, replaced cabinet doors that were missing, replaced a few lighting fixtures, reconfigured closets that were missing hardware, cleaned up back yard.

I stick to tasks I am allowed to do (patch drywall, paint, replace fixtures, flooring, tile, and cabinets) and hire licensed contractors to do the rest.I've noticed only 1 out of 6 licensed contractors I've hired in the past (HVAC / plumber / electrician / roofers) actually pull a building permit for the work they've been hired to do.
