Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Things such as; toilet paper, drinking water, pet supplies, linens and hot tub chemicals and cleanings that we didn't initially factor into our Pro Forma's..The costs of these are real, but even realer are the stocking, cleaning and preparing a space for visitors in a few hours between check ins.

My biggest pet peeve with it is it doesn't allow for whiting out.

Think about things like how long nurses stay, how many people are there, if they bring pets, and what the nurses like.

You'll want to find a market that's showing increased annual revenue and occupancy year over year, and with median house prices slightly under or on par with the nation's average.As an investor, you'll want to do your homework and research current rentals in the area, and learn from reviews what guests are wanting in that area (near attractions, hot tubs, kid friendly, pet friendly, games, etc.)

The videos are critical for the following reasons:Too often, the photos on the MLS do not reflect the actual condition of the property.Videos do not tell you everything - for example, a strong pet or smoke odor.

What it takes to thoroughly clean after a move-out including pets is not an easy task.

Also community rules, rental restrictions, pet restrictions, occupancy restrictions - anything that could interfere with your operations.
