I personally walked and researched every property prior to investing to understand what I was buying, what could be done to add value and what I should expect in cash flow and appreciation.Learning what makes a good investment for you is absolutely necessary. 

@Tim Holt, Yes INDEED house hacking is the best option for most 1st time buyers.  

I personally own a large portfolio here in Memphis and I hired a property manager for the very first proeprty and I still use them today. 

I personally would fix the 3 windows and maybe consider cutting the rent a little more to gather more interest. 

I think it's just for text, not to talk with a live person.

They even sent someone from the city to the house to tell us to stop operating it as a STR. 

I personally would recommend it but it isnt the best run 3 day. 

My recommendation would be to engage an investment property focused realtor (not a general residential realtor) and let that person guide you through the process from pre-qualification to market/property valuation and selection. 

If you're looking for a more landlord-friendly market, I personally recommend Columbus OH.
