I was looking into unsecured personal loans but they only cover about 50-100k for 1 year duration.  

However, transferring your current home into an LLC may affect financing, as most traditional lenders require it to remain in your personal name for a home equity loan.

While some strategies may work here, those strategies might not suit you.I don't personally do MTR, STR, co-living, or other nuanced strategies.

Hi Bruce, i'll start by saying i'm a mortgage person, so please understand the context in which my response is coming from. you'd need to create CC&Rs/bylaws and establish an HOA in order to do this.

Personally, I believe it's preferable to have stricter requirements and wait for a qualified tenant.

My personal definition of market rent is the price where I can READILY attract a GOOD QUALIFIED tenant and also KEEP that tenant AT LEAST 2 years.

I humbly submit I have personally done far more deals in these asset class's than scott since I have been doing it since 2002..
