I doubt NZ or OZ is the best place. 

Move the profits to an OZ fund and then keep the rest of the cash on the side until a good opportunity or pullback comes? 

Yeah you won't find people drinking 40 oz malt liquor in the street in most Bellevue neighborhoods, but you don't in my neighborhood either.

@Camille Johnson I used to work with private money quite a bit when I got started - and it all came from my close sphere; people who knew and trusted me for a very long time, have seen me build and run a business for global company.

@Kat Wyninger How many people do you currently know, who you would currently say fall into what we call our "sphere"?

My firm is very open to trying new things, being out in the investor spheres, and doesn't restrict what I want to do. 

@Scott Krone - Hi Scott, so if my husband and I are buying a property in an OZ for $625,000, that is already 100% occupied by renters and essentially does not need any work done to it, are you saying we need to put $312,500 into it for the IRS qualification???

Like them or not, the reality is they have become the sphere of influence for the Ft Benning area so they will get the pcsing customers before any other agents or property manager.

I remember once on Vancouver Island staying at this place where the units were balls suspended in the trees, Free Spirit Spheres.
