I want to say they at least want one year occupancy before you make it a rental.

If they haven't learned the skills by the time they are 18, they probably won't.Here is a story about one of my children.

I'm in Coppell and Southlake , but travel all over North Texas if you want to meet up.All of the cities you mentioned are probably good targets and where the better action is.Flips are not easy right now, so I would keep open on the 1st one to any and all those cities.

One guy pays me every Friday. lol.

Do it yourself with TurboTax (or similar software)If your rental is pretty simple (one property, basic income & expenses), you can learn the basics and still save money.

I currently rent in NYC and want to start my investing in other markets because of the high cost of investment here but I hope to one day be able to have an NYC property in my portfolio and would love to hear from someone that has/had one and how the experience was.ThanksC
