How loan officiers can pay Referral Fee to realtors in a legal way, and NOT as kick back?

My official representative was Robert Moran, and he has not returned an email to me in over a month.

However, two things that are a big unknown and was wondering if this would automatically disqualify me... 1) I had a foreclosure on a condo that finalized in Feb 2019, so more than 5 years ago. 2) I work for myself and been doing this officially for 1 year only (prior to that I had a high W2 job).

If an expert doesn’t weigh in and you aren’t excited about paying someone else to list it I would certainly get an official opinion by your CPA but even that isn’t a guarantee.

If you invest in an area with local officials who think criminals are victims of society, you can't expect much help from the government.

Just pulling something from the internet (don't trust everything you see so take this with a grain of salt I'm not a lawyer): "If the building in question isn't officially designated as an SRO or hotel, it is illegal for landlords to rent individual rooms to tenants for a number of reasons, including that it could allow landlords to evade the maximum rent permitted by the Rent Stabilization Law and Code."

As someone mentioned likely hotel lobby far too strong politically), Palm Springs, La Quinta (not Palm Desert - Marriott too strong & outlawed them / and not Cathedral City - they just put a moratorium on STR permits late July 2019), and Joshua Tree.
