The renovation is top notch - the overall feel and finish does not look much different from what I am seeing in 500K renovated homes in Dallas area (minus the marble and quartz).

If he takes forever to sell your properties it might be worth paying the 3% for a top-notch agent...how skilled do you think he is?

It takes a lot of effort to get the wheels rolling, but once that momentum hits, it doesn't take much to turn it up a notch or two. 

Their customer service is top notch, closing was easy, they are constantly in touch, and Property Management is first rate.  

Our old business plan of buying conservatively at less than 70% ARV and doing a top notch rehab work is keeping me and you out of the market.

The door blanks do not have hinge notches or holes for the door handle, you will need to install that your self.

Average CAP rates are between 7-10% from what I've heard, but everyone will tell you a little differently; I've been looking for properties with at least 8%, but I'm a beginner so I just need to get in the game anyway, so I wouldn't let one-notch-shy-of-pristine discourage me. 

@Brian Lacey  in my line of Work  Realtors are the one's who make my year ... you get in with top notch realtors and the deals flow.... we buy maybe 10% of our inventory from wholesalers the rest is from OREO brokers who know us to be the real deal.. you become the real deal by being dog loyal to your brokers .. its a symbiotic relationship.
