Since 2022, rents tracked through the MLS system for the Charlotte Metro area have steadily dropped.90 Days of InventoryWe currently have 90 days of inventory on the market, a trend that’s persisted for five consecutive months.

Does anyone have experience exchanging their small multi family property into a single family home, use it as an investment property then move into it as a primary residence after meeting the requirements?

I'm hoping to build a system to do a few of these a year in the same market for the next few years.

A nice multi family property that you can do some light fixtures on sounds like a perfect strategy for you so you and your wife can have your own unit.

Eventually I want to get into single family and multi family rentals.As far as effort or work on the fixers;  my brother in law is quite handy and my next door neighbor has said he would help in anything that is out of my scope of expertise. 

The only costs are hourly wages to an assistant to respond to the tenants if something comes up like a question about the online payment portal system or something else.

Remote investing can work well with the right systems in place!
