@Chad Verde depends on your risk tolerence.Your avatar pic shows your family, so you shouldn't be as aggressive as if you were single.You should keep some decent reserves and take your time finding a motivated seller deal, so you get a good price.

You may close ZERO deals in the next 90 days, no matter how hard you try, and those 90 days will be a sort of academy or school where you will learn from your mistakes.

Iwhen underwriting we also want to know the exit strategy of the borrower to make sure they are not limiting themselves to a single exit I honestly don't know how enforceable it is, but 24 hours to respond to any sort of communication is more than reasonable in my opinion.

So, because of this a lot of the "affordable" condos you will see in DFW have financial issues and you cannot get a mortgage loan on them, and have to pay cash. or, maybe get some sort of non conventional financing that is much more expensive requiring 25%+ down. 

Same guy handled a triplex rehab (the one with the theft), and that's where he took money that he simply pocketed or used in some sort of Ponzo scheme to pay off other debts (I have no way to know, but the money did not go to contractors or to continue work at the site).

I have already generated pre-forclosure lists, failed listings, free and clear, distressed property, and motivated seller lists.

I’d recommend learning about finding motivated sellers, analyzing deals, and understanding local real estate laws.

For data, I rely on PropStream and ListSource.To stay organized, I label and sort leads by status (hot, warm, or cold), set daily follow-up reminders, and always prioritize hot leads.

I honestly think it depends on the property. if it is a good property listed at a price to sell/has a motivated seller, then offer cash.
