Also many title companies TODAY require a KNOWN notary.. so either they do it or they send you a vetted mobile notary that will cost you 150 to 200 for each sig.and yes this is why you dont buy the way the OP bought.. now he has a to chase his tail all to save a few bucks up front on title and escrow fees..

Right now (Q3 2024) everything seems overbanked/overbought.Currently, my focus has been purposely broad but currently split between: A) SF business (wholesaling/rehab) I was asked to take over (on almost no notice – am still badly catching up) and B) Small balance MF and mobile/manufactured housing (<~50-100 units for physical/operational value add)I have made some progress on each but not where I would like to be although I have just recently gotten involved in the sub-institutional space again.

The good thing about purchasing an RV Park / Mobile home park is that potentially, a good portion of the purchase price will be eligible for bonus depreciation.This assumption is assuming you don't own most of the mobile homes but moreso the park and lease out the land.Best of luck.

If they don't need an "official" floor plan, there is a free app where you walk around the room with your mobile device pointed at where the floor and wall meets.

We plan to build on our “Deal Finder”, introduce a mobile app, and build out solutions to help investors meet contractors, lawyers, wholesalers (avoiding wannabes who just bought some guru course), and maybe foray into commercial - allowing investors to connect with Commercial Brokers.

I've not done that remotely, but it could be done.I have a handyman that gets used appliances all the time and installs them in my rental houses when needed.It would take some trust or coordination on your part but could save you some substantial money.I'm sure you could find someone on the next door app that was handy and had a truck to go pickup stuff.
