Obviously this is an overall average but on the surface these numbers describe a typical West Philly, Olney/Ogontz, or cleaner North Philly deal, which from my experience make up a majority of the inventory available around that price point.What are everyone's thoughts on the health of the Philly market?

A lot of people don't have a whole lot of interest in living in constant fixer-uppers, so you have to have the right mentality for that.A variation on it, if you want to live in better homes that aren't great rentals, is to, again, buy homes that are under market because they need some work, do the work, live there 2 years then sell for a profit and keep all of your capital gains.

The other couple: the guy had an eviction, both have bad credit: 500  and 400.The last couple said they guys mom had health issues and he quit his job to help her... 

You aim for guests, health workers, students, and travelers.

Obviously there is a lot to discuss on this topic, but for a very quick glance, here are a few pro's and con's to consider when thinking about section 8 rentals:Pros:Guaranteed Rent Payments -> The government pays a significant portion (if not all) of the rent directly to the landlord, providing a reliable and steady income stream.High Demand -> There is often a high demand for Section 8 housing, reducing the risk of long vacancy periods.Cons:Inspection and Compliance -> The property must pass an initial inspection and comply with health and safety standards set by the local housing authority.

The property is a farm that has been in the family for about 80 years and is currently held by a family member of deteriorating health. 

Investing in Ohio, specifically Cleveland,  is a great idea in my opinion.Recently, we have been breaking grounds on large development plans such as the Cleveland Cavalier's Perfomance Center, Blue Abyss aerospace training facility, Sherwin Williams HQ, and not to mention the multi million dollar Metro Health development that was completed recently that has just started adding rapid appreciation in the Clark-Fulton area.These projects will only increase demand and most are in the beginning phases.

Owner needs to pick them up in his truck every day, pray that there are no parts to return needed and unavailable, watch for the health and safety of every grain of sand, serve food, motivate, problem solve and never cry.
