We actually reached out to a few "local" banks that have presence in the area and all of them either had a very short amortization period (10-15 yrs) or had a high personal guarantee threshold (60%+ of ownership) which would have resulted in asking my investors to personally guarantee the loan (big no for us).

Some of these points (1, 3 & 5) are covered in the details of the deal: Not CBS, roof in good condition (5+ yrs), wood exterior would need some repairs in short time, electric OK, plumbing would need repair.

In my humble opinion, (after spending the last 8+yrs “managing” /co-financing my parents’ home and then their rentals) I highly recommend helping your parents sell their house & enjoying your non-business relationship with your parents while you’re still able.

I can paint a house and install tile (started as a Handy Man 20+yrs ago) but I still hire that out, and pay well for it.
