One of the smarter recent strategies is the owner is living in the ADU and renting out both levels of the main house on AirBnb.I invest in the Bay Area and Indianapolis metro area (Class A suburb and Class C).

I don't believe that will change as long as the school system and public safety levels remain some of the worst in the state.

However, there are types of tenants (similar to travel nurses in the US) which can be tapped into providing a consistent level of higher rents.

Long story short if you are committed to house hacking the sky is the limits and there is endless possibility, it really comes down to your comfort level and where exactly you need to be in New Jersey.

Over my time (over 30 years), if your lender will make a call to the seller/seller's rep to explain the level of due diligence we've done on the buyer usually goes a long way.

Given our experience level, we are not ready to make an investment in a place that far away from home.
