My understanding is that in Florida I do not need to hire licensed contractors to do regular routine maintenance (replace lamps, toilets, tiles, etc), is this true?

I lay it out and be as transparent as possible on how I make my money and use my time for them.  

In my lay opinion the LLCs you create to bundle your investor funds are investment contracts subject to registration. 

And I need 1 unit to store all my extra flooring, tile, wood, etc...

Tiles had to be removed which created a lot of dust.

I was figuring on painting everything and laying all new floors as it has some ugly blue 80’s carpet in it.

The rest of the house looks good but at least one bedroom is really small and would be an office for most buyers so you have a 2/2 rather than a 3/2.If you have been getting feedback from agents showing the property that the layout is the deal breaker there is not much you can do with that other than learn for the next one and lay it out up front and get feedback / input. 

Sit down with them and lay out your thought process.
