My only experience is with non-payment of rent, and to me that's very cut and dry.

Is that so cut to 50% as it is a house hack?

Cutting corners to save time might seem like a good idea, but it can lead to expensive repairs later on.

My new tenant was moving in soon, and I didn't have weeks for the granite crew to come and make a template, go back to the shop and cut the granite, etc. 

Maybe they had to cut through clay soil versus loam, or tunnel under a driveway???

You can do your business your way which has predominantly been telling everyone (through a lot of good posts, but also a lot of cut and paste posts) to do it the way you do it, which does work for some, but also does not work for many others because they don't put the work in.The reason I have always thought you were selling is because you always are.

If it means hiring local people, (I.e. cleaning, handyman, someone to act on your behalf in an emergency,) then where does that leave you if you’re only in it for a co-lister’s cut?

Just tell them they won't meet your criteria or cut off communication.
