So that's one strategy, though I never thought of it that way until now :) Another thing we've done always since having a single family home has been to have a suite, which we have always rented furnished to attract a higher quality of tenant or busy students from Justice Institute.

Call it my sense of justice, but I do not like rewarding people for breaking their word to me and being too lazy to do the right thing by moving out without forcing me to bribe them.

However, in a recent conversation with Home Union, a national turnkey-ish company, they stressed how important it is to invest in high-growth and "emerging markets," and said that I should accept cash-on-cash returns of ~4-5% in exchange for the higher long-term gains and reliability of tenants to pay rents in these growing areas.I am conflicted because everything I have read stresses cash flow so strongly and that appreciation is just "icing on the cake."
