Since you are in Jacksonville - you could offer to trailer it and drop it at various state parks nearby (Little Talbot Island State Park, Fort Clinch State Park, etc).

Unincorporated Brevard and Melbourne does allow them (one slice of land comes through the barrier island). 

However, I am living in Long Island.

Good luck finding a niche in the market, but taxes in long island must make it difficult to be profitable for landlords.
