One part that keeps irritating me is that he continues to use the wrong screws inside the cabinet.

So, when I asked the agent about how the deposits (its a duplex w both sides rented)  was going to be transferred, as well as the pro-rated rent considering we close a few days before rent is do, she did say that the deposit will be handed over to the new owner (me) at closing, but seemed irritated about the pro-rated rent and even stated "its only 1 day.."

As a result, she irritated the entire neighborhood, created a hostile working environment for herself and quit.

The tenant is aware that the neighbor is irritated by the noise so hopefully they will be considerate in the future.

As a remodeling contractor, I am always irritated with the thought that you can use a cheap paint and get good results.  

They were probably irritated they weren't able to get the same terms as the first deal, not just with us but with any other lender. 

Doing it in one step is far less irritating.

I was happy to help the new buyer so the transaction would go smoothly but it was herding cats trying to get her the guest's info, pricing, respond to irritated guests who had to go through extra steps of rebooking with new owner, etc. 

There are agents and investors in my area that fire off incredibly low offers sight unseen and all they do is irritate the seller who then won’t work with you no matter what.  

A consistent and routine collection effort is known to get results if not completely irritate the heck out of this thief who robbed you of 7+ months of rent/damages.And, document everything to include that she abandoned the property and photograph/document the damages.
