I'm trying to instill these ideas into my kids brains so that they get a better start and understand the "why".

Im currently in the military (13+) so discipline and being a team player is instilled in me.

If you can not do it yourself have a qualified contractor do the initial instillation to insure it is done properly and bill the tenants for the install costs.

The love for real estate instilled by my dad is still in me.
