We ripped off the "indoor jacuzzi room" and breakfast nook because they were horribly done additions that were already falling off the house.

The purpose of screening him is not only to determined if he is a trouble maker but is also to insure that when your present tenant leaves for any reason and you end up with him as your only tenant he is fully qualified.

Make sure your talking to the decision maker and if they say I need to think about it, tell them they are not allowed to think about it and that you are very busy and will move onto other deals.

Quality units in each market will be the high range of that market.I fear if you go below 2.5X, the tenants may not be able to afford the rent and that as soon as something goes amiss that they will fail to be able to make rent.
