For me, I’m looking for a STR that I can self manage so that I can take advantage of the tax benefits of offsetting my w2 income while actively participating in the STR. 

-- Also, if they are really pushing this as a benefit, what type of guarantee are they willing to offer to back it up?

Just know that the majority of those in the 'education segment' of real estate are presenting you their information to make the speaker money... and if you happen to benefit too... that 's great!  

What I'm hoping to find: I'm hoping to make connections, for mutual benefit; this could be investor friendly agents who have experience with identifying promising house hacks, investors who are looking for an additional financial partner, investors who are looking for a partner to help manage the load of projects (I am naturally drawn to planning and execution), and more broadly anyone who is willing to share experience and create new connections!

It's cool to know how to use tools to a do analysis but it has to be utilized properly.I have seen several flippers who have read Rich Dad Poor Dad; had every Performa, chart, analysis package, market analysis reports, cost benefit analysis, work break down structures, IMS and much more and botched every project. 

I think there's still a lot of room in the country to do this successfully and where the locals can also benefit.

I believe subject to transactions, done CORRECTLY, between KNOWLEDGABLE participants, with FULL DISCLOSURE, are typically successful transactions that have benefits for both sides.  

I did my first deal at 25 years old (a house hack) and getting started early benefited me in many ways.It'll be tough finding multifamily deals where the numbers make sense right now.
