Whether it’s local investor groups, forums, or BiggerPockets, connecting with folks who've been through the process is invaluable.

.: I have noticed a lot of realtors, newbies, and even folks that have been buying properties for a while and should know better telling folks to find off market deals. 

I am not in Florida, but I am one of the top contributors here as are folks like @John Underwood.

I suspect most of those folks will  be somewhat upside down if you take in all the interest they paid on half built homes and the cost to put those homes back into production.How are lot prices in Lehigh ??

With over an estimated $300 billion of extremely delinquent debt yet to be liquidated to the secondary market, there is a a lot of opportunity to reposition these loans, keep folks in their homes and make a very nice profit for all involved. 

The posts here are those folks whose credit history is exceptional.

Basically types of deals where you will pay the money back quickly, but I have heard of some folks getting financing for longer term with lower rates.
