Please note that I have 25 years of experience renting out apartments and houses in three other states, but I’ve never done so in MA, so I don’t have experience with local MA laws or vendor expenses. 

That said I am unsure of the laws in your state. 

Since we are both in Chicago, I would highly advise checking into the landlording laws here. 

But there's no body of case law indicating that to be a concern.

Is it too much of a hurdle for the Local, Esq. to review the local law? 

been there done that its how I used to do pre foreclosures out west before the laws changed..

This is an example of someone violating law to make more money, and it could eventually come back to bite them.

Check the states laws- depending on the strategy, you may not have to register.

Registering a Wyoming LLC as a foreign LLC in CA removes anonymity but retains stronger asset protection laws.
