If only the people asking these would SEARCH the forums first to either:A) Find this post and know to not askB) Find any of the multitudes of posts that attempt to give an answer to those questions.And I love any of the ones around LLCs, bank accounts, what should I name my LLC, should I register in WY, etc...Lastly, while I get the point of #4, I have to say, if these were a real question, I would be less apt to ignore it, since presumably some amount of work as gone into understanding real estate enough to put together a business plan AND there is something tangible to provide commentary on.

What do you do in these situations- ignore manufacturers' guidelines?

Slowly but surely my eyes are awakening to the many avenues in RE.I suggest ignore the various "cast's" of any kind and start at foundational elements.

Why don't you just ignore all my teachings and just keep on sending mailers?

Along with the other ways to acquire properties you mentioned such as Sub To or assumptions.It's tricky because there is a lot to flipping and acquiring real estate and financing that I'm (unintentionally) ignorant about.Lots to learn.

I can appreciate your opinion if it didn't reflect a tone of me being ignorant.

I feel like too many people ignore the actual hard biz skills, and  and instead focus on number of doors or other metrics.
