If you consider yourself responsible (sounds like you are with house hacking and being able to buy a property), PMI is just horrible.

@Dave Foster This sounds like horrible advice, unless you have a ton of hard money loans.

I recently did a refinance personally, and bullet pointed out all the ways in which the listing agent did a horrible job of marketing the property, caved on price during negotiations, etc, among other things, to make the appraiser more comfy with an opinion of value significantly higher than I purchased the property for.

Have horrible credit but have a great history of paying the rent, then maybe I make an exception...... significant criminal record does not get a "pass"...... you're gone.The fact that its 10 months would make me lean towards setting the playing field but ride it out with this guy....run the background checks etc on ALL the current tenants....then come up with the plan on when to notify anyone that you are not renewing.

It appears somewhat wavy and you can see seems, but its not horribly visible.  

It pays horribly now.

Our realtor is fantastic, but the foreclosed house is owned by a bank and their realtor is horrible.

And yeah the duplex is a horrible idea because thats the whole point the dont have the money at least right now to pay the mortgage.

Nicely renovated and the driveway isn't horrible from the street view, but I did see some other issues noted above.
