I disagree.The future and what tomorrow will bring is unpredictable.The numbers of a deal TODAY don't lie and are actual.If net cashflow is higher than expenses and if that net cashflow on each deal get's you a step closer to financial freedom, than the investment is worth it.Appreciation is speculation and is just the cherry on top if/when it happens.Just my opinion.Thanks

There are lots 20. x 60 that sold for 1.5 million as well...So I am hoping to sell each home (2) for 1.7 mil minimum 2.3 mil max.....Im not going to lie, it is scary, we are going through covid, but at the same time this is once in a life time opportunity , you dont find land in this area much anymore let alone 180k per 20x60 lot (4 of them converted into (2) 40x60 lots).

The key lies in understanding how the depreciation rules apply to different types of properties and the potential tax savings they offer.For SFR and small multifamily properties, bonus depreciation and increased expensing limits can still provide significant tax advantages(currently 60% for 2024).

The construction loan is only for the actual construction, and you will want to refinance that into a new loan with a longer amoritization, unless you have a couple Mil lying around.
